Er Rational musings #84

Er Rational musings #84

Redevelopment of old societies is a fascinating subject. And is in vogue.

Even the buildings/apartments/societies just 15-20 years old, want to jump onto the bandwagon.

The bait? Bigger sized flat. Parking. (so called) Amenities. Corpus Fund. New construction. And such.

Then the race, sorry, process starts. Current process is appointing a PMC ( Project Management Consultant) n Advocate. Call for Tenders. Evaluate, Negotiate, Weigh, Select, n Finalise. Get approvals in Society AGMs or EGMs all the time. And Start. Agreements, shifting, relocating, demolition, permissions, construction, payments, possession, society formation, CC/OC etc etc.

Looking at the current scenario, it seems to be advisable n lucrative n beneficial to redevelop on your own. Fund flow, legalities, n approvals n others, are the riders, crucial activities which are most vital, time consuming and require patience n other EXTRA skills.

With tremendous ifs n buts, it's not as simple as that, but at the same time, not as difficult as that!

A team of good, reliable, expert n committed (to your project) professionals of Architect, Lawyer and Chartered Accountant is the ONLY requirement. And offcourse, consensus, unity, back up n trust of @ll society members (most difficult n onerous!) is the KEY.

Possible.

Rest can be history, as the saying ('Rest is history') goes.
